Hi, I’m Lucia Gugliuzzi.
For 22+ years, I’ve helped families across Vaughan and Ontario get a real answer on their mortgage — including the self-employed, the complex-income, and the people the big banks turned away.
My story
I started in personal banking, not mortgages—helping families with everyday accounts, savings, and planning for their kids’ education. That’s where I learned how lenders really make decisions: the criteria, the boxes, and the reasons behind a “no.”
Moving into mortgage brokering let me use that knowledge for you instead of one bank. I kept seeing good people declined simply because they didn’t fit one lender’s box — the self-employed owner whose tax return didn’t tell the full story, the newcomer with no Canadian credit yet, the homeowner who’d hit a rough patch. None of them were bad risks. They just needed someone who knew where to take their file.
The other thing I hear constantly, especially from people who’ve already tried a bank first, is the silence. You submit your documents and then… nothing. No call back, no update, no idea whether you’re approved, declined, or stuck in a queue somewhere. That uncertainty is often worse than the answer itself. So from our very first conversation, you get a direct line to me, not a call centre, and you’re never left wondering where your file stands.
That’s still what I love about this profession today. I get to sit on your side of the table, not the bank’s, and put in the honest effort it takes to find the lender who actually fits your file. As an independent broker licensed with Mortgage Architects, my only job is finding what’s right for you.
